I don’t have experience with any unofficial map, but as I said in earlier threads about this same topic - a map alone is an empty space. It’s terrain and landscapes. It may have nice, scenic views (both official maps do have these), but a map, any map, on its own is going to be pretty boring.

Whay we need on a map is content. NPC population, dungeons, monsters, activities - things to do, other than just walk around enjoying the scenery.

And rather than allocating a huge amount of dev resources on creating a new map, they could be used on creating more interesting content on the existing maps.

Requests for new maps tend to come from people who are bored with the existing ones - just like the OP of this thread. But wouldn’t that boredom be better alleviated by things to do, rather than just places to be?
