Is there player housing in AoC or is it limited to Guilds?
No player housing. There is just the limited guild city system.

You can occupy one of the various houses in Khitai, and live as squatter there…

I’ve always thought that instead of creating a separate housing area, all they’d need to do is allow us to use existing houses in the various cities. Instance each place for 5 or 10 people to use and open them all up.

They have a similar system in BDO. Instanced housing, but it’s immersive.
